Our Management staff consists of licensed Real Estate professionals, familiar with real estate, rentals and Port Aransas.  It will be one of us who will be dealing directly with the rental clientele. 2. Our Web site which is integrated with a Vacation Reservation Service will be the most powerful reservation system on the Island.  The site will feature Yield Management Pricing based on supply and demand, actually increasing rates when occupancy is high (Peak Season) and decreasing rates and offering “Last minute deals” during off season.   No cost will be spared to assure our placement will be first page.
3. We will be using an experienced cleaning contractor to handle all of the laundry, cleaning and maintenance issues involved in keeping your property in excellent condition, for your sake and for your renter’s sake.  He will also be inspecting each property after cleaning as well as making check-in follow ups via phone or vist.  This will free our management staff to attend to the issues of reserving properties and maintaining quality control. Quality is our main goal, for you, the homeowner and to keep the renters returning.  
4. After check-in, we will do a phone call or visit within 24 hours of the guest’s arrival to assure all is well.
5. We will NOT be offering one night free with a seven night stay, especially during peak season.  This will help increase you bottom line.
6. We will be charging the GUEST the cleaning fee, as is done on vacation rentals throughout the US.
7. We are taking a bold approach, however, we are benchmarking how vacation rentals are handled throughout the nation and not taking a “Do what you’ve always done and get what you’ve always got” stance.  With online bookings stronger than ever, we feel this approach will keep your income up and your cost down, bringing you higher bottom lines.  We are real estate agents, we know how to negotiate.  During peak season, negotiation is rarely necessary, however on off seasons we can negation our terms and employ the Yield Management Price our Escapia web site offers.
